Guide for property managers

What is valet trash? A guide for apartment property managers.

How doorstep trash service works, what it costs, and how to choose a provider. Updated October 2026.

Valet trash, also called doorstep trash pickup, is a service where porters collect bagged trash from outside each apartment door on set evenings and carry it to the property's compactor or dumpster. Residents never have to walk trash across the parking lot, and the property keeps hallways and dumpster areas cleaner.

How valet trash works

  1. Residents set it out. Bagged, tied trash goes in a door bin during a pickup window, commonly in the early evening.
  2. Porters collect every door. Uniformed porters walk each floor or breezeway and collect the bags, usually with a cart.
  3. Trash goes to the compactor. Bags are carried to the property's compactor or dumpster. The property's regular hauler still empties it.

Good providers photo-log their pickups and send the office a report, including units that didn't follow the rules.

What valet trash costs

Valet trash is typically priced per apartment unit per month, and the main variable is how many nights a week pickup runs. At Queen City Valet, the price is $25 per unit a month for 5 nights or $35 for 7 nights, with no add-ons. Many communities bill residents a monthly amenity fee that covers the cost.

Benefits for apartment communities

  • Cleaner property: fewer bags in hallways, stairwells and around dumpsters, especially during tours.
  • Fewer complaints: trash is a frequent source of resident frustration and bad reviews.
  • An amenity residents value: particularly at newer and luxury communities.
  • Less work for your team: maintenance staff stop chasing trash and can focus on work orders.

Things to watch for

  • Clear resident rules. Without them, bins fill with unflattened boxes and bulk items. Share a one-page guideline sheet at launch, like our resident guide.
  • Reliability. A missed night is very visible. Ask how missed nights are handled and credited.
  • Insurance. The provider should carry general liability insurance and be able to name your property as additional insured.
  • Contract terms. Look for month-to-month terms or a short notice period, so you're not locked in.

How to choose a valet trash provider

Ask for a walk-through and a written plan for your layout, proof of insurance, a sample nightly report, and how they handle rule violations. A local provider can usually respond faster than a national call center. If you manage a community in Greater Cincinnati, you can request a free trial or see the areas we serve.
